SCOPE OF POSITION
The purpose of this position is to coordinate and work to maintain all equipment and grounds at the facility in an orderly, attractive appearance in safe condition.
This person is expected to perform the essential functions of this position in a timely and efficient manner.
* Orders and picks up supplies to complete projects.
* Assists as required on minor construction projects.
* Perform assigned maintenance duties.
* Varies schedule to perform work in specialty areas.
* Performs other duties as assigned by management.
* Order the appropriate parts and materials for repairs and projects.
* Test and maintain all the documentation on equipment.
* Ensure that all the assigned scheduled PMs are completed every month.
* Perform the general maintenance for all of the facility.
* Perform all duties that are required to keep a high quality and safe environment for patient care.
* Utilize the work order system (TMS) including work order generation for unplanned events, work order completion, documentation of work related to PMs, PEs, etc., as well as asset records.
Under limited supervision and guidance, performs all maintenance and repairs in general Building Maintenance including Carpentry, Plumbing, Electrical, Air Conditioning, Painting, Plastering, or maintaining the hospital grounds which includes mowing grass, pruning shrubs, planting flowers, shrubs and grass, and controlling weeds and insects, and snow/ice removal. In this role you will perform major maintenance and P.M.s as well as oversee the repairs and calibration of equipment.
This position also performs routine manual duties as required, such as moving furniture, office supplies and equipment, or any other duties assigned by the supervisor/manager.

REPORTING RELATIONSHIP This person reports to the Engineering Supervisor/Manager.
EDUCATION AND EXPERIENCE
Associates degree or equivalent from two-year college or technical school in an applicable trade or license/certification as outlined below as well as more than 3 years trade related experience. Military maintenance training and equipment service experience is also acceptable. Knowledge of the general trades: i.e., construction, machine shop electrical distribution systems and electrical equipment wiring; electronic and communications equipment; heating, ventilation, air conditioning equipment; refrigeration; HVAC controls; plumbing and specific equipment maintenance is required as well as comprehensive working knowledge (Journeyman level) in one specific trade.
Engineering Tech II - G must have comprehensive knowledge of grounds keeping trade, including tools, materials, terminology and practices. Specific knowledge and experience in landscape construction, arboriculture, and horticulture is required. Groundskeepers must possess a Master Gardener's Certification and have their EPA Commercial Pesticide Applicators license for the use of fertilizers, weed killers and insecticides with 3 years experience. Engineering Tech II - C must have comprehensive knowledge of carpentry and painting trade, including tools, materials, terminology and practices. Specific knowledge and experience in metal stud work, drywall hanging and finishing, wallpaper and vinyl wall covering, ceiling tile and flooring materials, cabinetry, lumber, masonry, surface preparation prior to painting and painting is required. Engineering Tech II - H Mechanic must have comprehensive knowledge of heating ventilation, air conditioning and refrigeration trade, including tools, materials, terminology and practices. Specific knowledge and experience in reading ladder diagrams, installation, repair, and replacement of HVAC system components such as evaporators, condensers, compressors, boiler tubes, expansion tanks, pumps, deairator, chemical treatment systems, and cooling tower coils and fans. Must also have comprehensive knowledge in HVACR controls systems such as pneumatic and DDC systems by Trane, Johnson Controls, etc. EPA Universal refrigeration certification required. Engineering Tech II - E - Electrician must have comprehensive knowledge of electrical trade, including tools, materials, terminology and practices. Knowledge of principles of AC/DC electrical theory, electrical power distribution equipment, including transformers, load centers, breakers, bus ducts, motor control centers (MCC's) and lighting distribution knowledge. knowledge and experience in reading ladder diagrams. Engineering Tech II - P - Plumber must have comprehensive knowledge of plumbing trade, including tools, materials, terminology and practices. Experience/ knowledge in assembly of pipe sections, tubing and fittings; using couplings, clamps, screws, bolts, cement, plastic solvent, caulking, or soldering, brazing and welding equipment. Review blueprints and building codes and specifications to determine work details and procedures. Measure, cut, thread, and bend pipe to required angle, using hand and power tools or machines such as pipe cutters, pipe-threading machines, and pipe-bending machines. Install pipe assemblies, fittings, valves, appliances such as dishwashers and water heaters, and fixtures such as sinks and toilets, using hand and power tools. Repair and maintain plumbing, replacing defective washers, replacing or mending broken pipes, and opening clogged drains. Install oxygen and medical gas in hospitals. Engineering Tech II - OE3 or OE2 Intermediate knowledge of methods of measurement (tool metrology) as pertains to calibration of process and facilities equipment. Knowledge of hot water and steam boilers, centrifugal and screw chiller systems, emergency diesel generators, air compressors, and building automation systems.
