Description

Do you find the hospitality industry as fascinating as we do? Do you like working on Hotel investments? CIM Group is searching for an AVP Hotel Investment Analyst to join us. Under the direction of the Managing Director, Hospitality Division, the AVP Hotel Investments analyst leads financial analysis of the acquisition, financing, development and disposition of CIM hotels and related hospitality projects. This requires collaborative involvement and direction with the investment teams to ensure analyses include a keen insight into the business of hotels while following CIM underwriting fundamentals. ESSENTIAL FUNCTIONS:

    • Work with Investments teams and Managing Director Hospitality Division on sourcing of hotel investments and financing, working with established sources and developing new sources of deal flow.
    • Expand and maintain a current library of market data including standardized STR, HVS, CBRE/PKF reports as well as other relevant data source materials. The library will also include hotel franchise options, hotel management options as well as historic operating performances gathered from deal reviews and general Offering Memorandums.
    • Oversee CIM hotel underwriting model/process and develop additional analytical models while taking into consideration all specific data encompassed in a hotel performance review.
    • Work directly Investment teams to provide snapshot BOE reviews of potential hotel investments.
    • Work with Investment teams on detailed departmental and labor underwriting with back up data to substantiate underwriting for hotel investment and financing opportunities.
    • Work with Investment teams on preparation of Investment Committee and Credit Committee memos. Participate in committee meetings as the lead representative from the Hospitality Division.
    • Work with Investments and Hospitality Division on the disposition of hotel assets, to include expense management in advance of disposition, creation of data rooms, review of PSA provisions and closeout of proration calculations.
    • Provide return on investment analysis with direct involvement with development teams on hotel CAPEX/repositioning projects for owned as well as properties under consideration for acquisition.
    • Support Managing Director, Hospitality Division in the follow areas:
    • Prepare, review and assess business strategy assumptions and plans for upcoming branding and management opportunities using sound economic judgment and insight.
    • Evaluate alternative courses of asset-level strategy for each owned/managed hotel and present return on cost and SWOT analyses to investment team.
    • Review floorplans, hotel design, development budgets, and prepare pro formas and programming for new hotel construction projects.
    • Support the annual budgeting process as directed.
    • Analyze and advise on future partnership agreements in branding, food & beverage operations, and third-party hotel management companies.
    • Analyze and advise on joint-venture and equity partner agreements on future hotel deals.
    • Update division level P&L and budget/forecast as directed.
NON-ESSENTIAL FUNCTIONS:
    • Participate in hotel industry investment community functions and membership groups.
    • Participate in a supporting role as directed by the Managing Director in asset management functions of the Hospitality Division.
    • Ensure that CIM is appropriately represented within the hotel investment community.
    • Travel to locations where hotel properties are owned, being developed or under investment review.
    • Requires a minimum of 25% of time spent traveling to various property locations.
SUPERVISORY RESPONSIBILITIES:
    • Supervise Analyst within the Hospitality Division providing mentorship, direction, Coaching and knowledge transfer of hotel underwriting, valuation and investment principles.
    • Act as resource expert to investment teams working on the underwriting of hotel developments, financings and acquisitions
EDUCATION/EXPERIENCE REQUIREMENTS (including certifications, licenses, etc.):
    • Bachelor's Degree, in hotel management or other business related discipline.
    • Minimum 2 years' experience in hotel operations.
    • Minimum 5 years' experience working in hotel underwriting with a hotel firm, investment firm, hotel management company and/or hotel brokerage firm.
    • Minimum 1 year experience in hotel development.
    • Ability to read, analyze and interpret the most complex documents. Ability to respond appropriately and effectively to the most sensitive inquiries, concerns or complaints from various sources.
    • Ability to make effective and persuasive presentations on controversial or complex topics to top management, public groups and/or community leaders, boards of directors.
    • Ability to develop effective written communication to a wide variety of audience types; both internal and external.
    • Proficient in use of computer as well as basic business office software applications
    • Advanced skills in Microsoft Excel and PowerPoint
    • Demonstrated ability to understand the various aspects related to the technical evaluations related to the investment and / or operation of hotels
