General Summary:
Provides construction management leadership for all new, relocation and expansion projects for built-to-suit, conventional/tenant build-out, fee development, and DG Market development. Accountable for delivering the timely opening of approximately 40+ project equivalents annually within assigned geographic territory both on budget and built to project quality specifications and standards. Duties & Responsibilities:
- Manages new, relocation, and expansion construction efforts for all concept types by providing project and technical leadership through pre-construction planning. Conducts regular on site inspection to verify scope and quality compliance, technical issue problem-solving, project cost oversight, and overall schedule management for store opening forecast . (35%)
- Leads the turnkey construction management of new, relocation, and expansion conventional/tenant build-out projects (traditional and DG Market) to include: preliminary site visits; initial design; project scope of work; construction budgeting; contractor selection; pre-construction planning and permitting; on site construction inspection; and overall schedule and cost management. (25%)
- Prepares and/or tracks all required construction and project administration documents and tasks to include SLM updates, site visit reports, contractor weekly project schedule reports, punch list report, and change order/cost management tracking and reporting. Accountable for all documentation, follow up, and close out. (15%)
- Leads interface with DG fee development partners. Manages all pre-construction activities to include REC budgets, due diligence, architectural and engineering reviews, and verification of project readiness for real estate closing. (10%)
- Plays critical leadership, coordination and communication role with all stakeholders involved on projects to include operations, developers/general contractors, architects/engineers, code officials, landlords, and DG functional partners. Leverages continuous communication to choreograph project execution and resolve site specific issues. (10%)
- Responsible for leading projects within the group and cross-functionally, covering pipeline meetings in lieu of director, assisting with enterprise-wide process improvement for the entire construction team, providing leadership and mentoring, and providing coverage on other projects, meetings or assignments as directed. (5%)
Qualifications
Knowledge, Skills and Abilities (KSAs):
- Detailed knowledge of construction industry, terminology, codes, and design disciplines
- Strong ability to read, understand, and apply construction standards and plan sets
- Willingness to travel extensively upwards of 75-80% within assigned territory
- Ability to function well in a fast-paced environment with a high sense of urgency and minimal supervision
- Proficient in organization, time, and project management with ability to manage multiple priorities, complete all required documentation/paperwork, and provide timely and accurate project status reporting while traveling
- Strong interpersonal/team skills and ability to effectively communicate, coordinate, and work with a diverse set of project stakeholders and provide excellent customer service
- Ability to arrive at sound decisions in a timely manner while remaining knowledgeable of how decisions impact other project stakeholders
- Knowledge of SLM (Store Lifecycle Management) or equivalent project management tools
- Must be within 4 hours drive time of Goodlettsville, TN
Work Experience &/or Education:
Bachelor's degree preferred or equivalent combination of education/technical training and experience with 7-10 years of additional work experience in design, construction, and/or construction management for ground up and tenant build out development including big box (i.e., > 20,000 square feet). Thorough knowledge of Microsoft Office software and working knowledge of Auto-CAD and Store Lifecycle Management or equivalent project management tools.
