Discovery Senior Living is hiring a Lifestyle Sales Advisor for our Experiencial Living community Choreograph in Gainesvill, Florida. This is a brand new lifestyle community which will open late Summer 2024.

The purpose of the Lifestyle Advisor (L.A.) is to connect with prospective residents through multi-communication platforms, including face to face, virtually, over the phone, email and/or text messaging, to motivate and inspire prospective residents to engage with the Choreograph community for the purpose of moving in.  The Lifestyle Advisor contacts new inquiries, follow ups on existing inquiries and generate sales inquiries with the goal of converting these leads to move ins.  The success of the L.A. is measured in multiple ways, including sales conversions, revenue optimization, move ins and average daily occupancy.  This position reports to a Lifestyle Director. 

Responsibilities:

Sales

  • Engages with all inquiries, both new and database, to progress these inquiries through the sales cycle and convert them into residents of the community using their professional selling skills while following the established sales system.
  • Builds prospect relationships through rapport and building trust and relationships to gain customer commitment.
  • Demonstrates knowledge of the amenities of the community, lifestyle benefits of the residents and surrounding areas to effectively communicate these to prospective residents.
  • Responsible for providing accurate forecast with daily updates and conveying all activities to the Lifestyle Director.
  • Conducts weekly sales strategy and tactics meetings with the Lifestyle Director and Home Office Leadership.
  • Work with executive and marketing teams in developing marketing goals and strategies
  • After engagement with any inquiry, accurately and completely enters all required fields, to document and update the interaction in the Customer Relationship Management (CRM) system.
  • Reviews sales metrics weekly to report on sales activities, lead conversions, events, professional resource meetings, move ins and forecasted move in for the current month. 
  • Blends into communication with prospective residents approved incentives and uses sound judgement to execute on the tactic of growing occupancy at the maximum rate.
  • Creates quarterly sales strategies, including recommendation on special pricing, sales events and referral tactics.
  • Plans and executes lead generation, lead conversion and professional events both onsite and offsite

 Market Conditions

  • Conducts quarterly market research for both established and upcoming living options, ranking and analysis and accurately reports data on the tracking form by the due date
  • Prepares general market analysis and develop methodologies for tracking prospective residents and referral sources
  • Understands competitive opportunities and threats and presents strategic alternatives to combat these to the Executive Director and Home Office Sales Leadership
  • Uses the competitive market analysis to make recommendations to present to home office leadership to maintain competitive advantages.
  • Demonstrates an expansive knowledge of the market demographics, competitors, and complimentary partners in the primary market area.

 Revenue Optimization

  • Recognizes the net revenue opportunities to meet predetermined monthly sales and revenue targets.
  • Executes the revenue optimization program (pricing, occupancy, incentives) to maximize revenue.
  • Analyze and interpret information to make recommendations on business operations
  • Provide expert advice to both customers and internal partners.

 Mutually Beneficial Partnerships

  • Generates leads and move-ins from targeted professional referral sources resident referrals and events.
  • Plans and executes monthly presentations to professional referral sources.
  • Identifiable sources on the sales boards and within CRM.
  • Thanks, professional sources for referrals for the purpose of demonstrating appreciate and securing the partnership with future business.
  • Connects with local businesses to create mutually beneficial partnerships to enhance the quality and value of the community.

 Resident Move-In Process

  • Overall oversight of the new resident's file to ensure all necessary pre-move paperwork is prepared according to the established process.
  • Ensures reservation forms are completed accurately and completely; deposits are handled properly according to the established process.
  • Facilitates the communication with the moving partner and the new resident and/or family with the internal operational leaders to ensure a smooth transition.

 Sales Development

  • Keeps abreast of professional developments in the lifestyle space (Work, Play, Live) by reading articles, attending conferences, and connecting with other professionals.
  • Collaborates directly with Home Office leadership by providing feedback from prospect & resident engagement, to further enhance the brand at the current Choregraph community and/or future communities. 

Qualifications:

  • Bachelor's degree in Business /Marketing or related field preferred.
  • At least two years in direct B2C sales – multifamily, rentals or senior living setting preferred
  • Proficient in Microsoft Office (Word, Excel, Outlook, Power Point)
  • Experience working with sales CRM systems, tracking inquiries and sales activities
