Description

​​Perform any combination of the duties described in the essential functions to operate, maintain, service and repair HVAC/R equipment using a variety of machines, tools, and equipment. Work in a variety of settings, including dormitories, food service areas, administrative offices, academic buildings, and outdoors.

Essential Functions

  • ​​​​​Plan and perform maintenance and repair on HVAC/R equipment in a timely manner according to schedules, utilizing knowledge of University maintenance policies and procedures.
  • Maintain a detailed and comprehensive knowledge of the mechanical systems on campus. Operate and repair gas-fired boilers, high-temperature water, air-conditioning, ventilation, and refrigeration systems.
  • Operate and repair pneumatic controls, DDC controls, and controls in general that relate to heating, ventilation, and air-conditioning/refrigeration.
  • Operate and repair pumps, compressors, and other building mechanical equipment. Use of testing equipment utilized in checking, testing, and analyzing mechanical systems such as voltage tester, monometer, combustion analysis, and low voltage tester.
  • Use of various chemical compounds used in boilers, cooling towers, swimming pools, and other closed-loop systems Understand and apply regulatory codes and requirements such as gas codes and the City of Spokane boiler codes.
  • Use standard HVAC/R procedures and repair methods including preventive maintenance guidelines, breakdown repair methods, and troubleshooting, construction, installation, and fabrication techniques typical in trade; perform mathematical computations of trade.
  • Implement planned preventive activities to ensure prolonged life and usefulness of operating equipment and facilities and to minimize breakdowns or failures of such equipment and facilities.
    • This shall include all mechanical systems.
  • ​Operate hand and power tools, and other shop equipment as needed.
  • Use sound judgment to analyze maintenance situations and determine the appropriate action to be taken, within limits of standard practice.
  • Use recognized procedures and techniques of the HVAC trade gained through experience along with technical information available in manuals, technical bulletins and manufacturer's specifications, and recommendations. ​
  • Fill in after-hours and on weekends as required.
    • Subject to after-hour callbacks for emergencies.
  • Complete work orders including job sheets and estimates.
  • Maintain cleanliness of work area and surrounding areas at all times.​​

  • The conversion of conceptual ideas, identified by a member of the community, into a cost-effective and functional end product.
  • The ability to manage projects, including design, estimating, material identification and time management.
  • Procure necessary parts and equipment utilizing University resources (warehouse) and appropriate outside vendors.
  • Perform cost accounting of project materials and labor time. ​
  • The ability to perform skills in other maintenance crafts.​​​

Minimum Qualifications

  • ​​Knowledge of building maintenance, repair techniques, and materials.
  • Ability to use various power equipment, including drills, roto-hammers, hand tools, etc.
  • Knowledge of safety hazards and precautions related to the building and maintenance trades.
  • Ability to follow written and verbal instructions.
  • Ability to work independently, as well as, establish and maintain harmonious working relationships with staff, faculty, and students.
  • Valid driver's license; proven driving ability with good driving record.
  • Ability to work on weekends, shift work, overtime, and on-call.
  • Ability to pass pre-employment physical as required for the position.

  • ​​Frequent exposure to disagreeable environmental conditions, including inclement weather, dirt, and dust.

  • Ability to operate power equipment including vehicles.
  • Physical strength in back, arms, and legs to be able to perform tasks as related to job position.
  • Ability to handle routine exposure to chemicals, aerosols, thinners, solvents, paints, etc.
  • Capable of working at heights, occasionally.
  • Close contact with various types of building materials.
  • The capability of working in various positions including standing for long periods of time.
  • Ability to be mobile campus-wide for appropriate business needs.​
