The General Manager is responsible for developing, directing and implementing programs to maximize the utilization of building facility assets, particularly infrastructure systems.  The General Manager serves as the individual who oversees day to day operational activities and reports directly to the Transwestern Facilities Account Executive on all aspects of engineering, maintenance, repair, fire and life safety, and environmental and energy management for the facilities. The General Manager directs the engineering of infrastructure system and upgrade projects, prepares scopes of work and participates in service agreement negotiations, develops life cycle costing analysis, preventive maintenance programs and energy management programs.  The position is directly responsible for all local, state and federal law, code and standards compliance.

 

It is also the responsibility of the General Manager not only to exhibit legendary customer service when communicating with owners and vendors but also to focus on productivity and results.

ESSENTIAL JOB FUNCTIONS:

  • Professionally represent TW while adhering to the terms and conditions of the management agreement.

  • Direct the activities of the Transwestern staff in the performance of building facilities infrastructure systems associated with the physical plant.

  • Direct the activities associated with customer service requests associated with facilities infrastructure systems.

  • Plan and direct the preventive and predictive maintenance program for all building systems including fire and life safety.

  • Direct the efforts to prepare life cycle costing analysis and provide recommendations for buy/lease decisions on infrastructure systems; prepare cost estimates for technical equipment projects.

  • Direct the development of technical specification packages for equipment and service selection; participate in contract negotiations, monitor OEM warranty and other service performance.

  • Provide recommendations regarding state-of-the-art system monitoring programs/software/technology designed to integrate facility operations performance.

  • Direct the development of management information reports regarding building systems efficiency and utilization.

  • Develop and maintain a program to ensure facility compliance with all federal, state and local codes and building standards.

  • Develop an energy management program to afford maximum cost savings in a 7X24 data center-driven environment.

  • Monitor and review new materials, technology, techniques, scheduling and costs associated with facility infrastructure management.

  • Develop and maintain building inventory and infrastructure system audit; prepare recommendations for annual capital budget for building infrastructure systems.

  • Directly supervise managers and supervisors with a total staff. 

  • Carry out supervisory responsibilities in accordance with the organization's policies and applicable regulations including: planning, assigning, directing and reviewing work; appraising performance, rewarding and disciplining staff; addressing complaints and resolving problems.

POSITION REQUIREMENTS:

  • Bachelor's degree in Business Management, Finance, Accounting, or related discipline. 

  • State Real Estate license required.

  • CPM and/or RPA designations preferred in addition to degree.

  • A minimum 10 years of property management experience, preferably in commercial /Class A Office management.

  • Must have at least 5 years of experience managing people.

  • Demonstrated track record of successfully leading high profile, multi-tenant, office tower properties.

  • Must have intermediate to advanced Microsoft Word, and Excel proficiencies.

  • Microsoft Outlook, Angus, Accounting Software such as MRI, Yardi or CTI proficiency preferred.

  • Strong understanding of financial reports, including variance of actual vs. budget numbers.

  • Demonstrated ability to work effectively in a team with Market Leaders, Engineering, Client Accounting, Leasing, and Investment Sales group in pitching/winning new business.

  • Proven technical knowledge of building operations including engineering.

  • Solid organizational, project management and multi-tasking skills. Able to prioritize workload, manage projects and communicate well with internal and external clients.

  • Must be flexible, highly creative, work well under pressure and within tight schedules.

  • Ability to keep information strictly confidential.

  • Strong desire to succeed in an entrepreneurial environment.

  • Exceptional oral and written communication skills.

  • Strong customer service orientation.

  • Provide leadership and direction for growth and development for your team members.

  • Travel maybe required.
