The Regional Controller will support all financial matters within the assigned region, ensuring compliance with local laws and company policies, procedures, records, and files. This role will work closely with the Regional Operations Leader, the City Leaders, departmental leaders, and other key stakeholders, evaluating regional financial performance, budgets, and re-projections for each group and recommending strategies to improve results. The Regional Controller will also partner directly with the Client Accounting, Treasury, and Corporate Accounting teams on daily job functions.

ESSENTIAL JOB FUNCTIONS:

  • Oversee the development and execution of strategies, business plans, and financial and operational performance of the market.

  • Prepare the Market Level and Regional Budget and assist in the preparation of the Annual Business Plan, reporting results to corporate leadership.

  • Prepare financial analyses and models for all potential new business opportunities, including management contracts and potential new broker additions.

  • Establish and maintain a strong working relationship with the Corporate Accounting, Treasury, and Client Accounting Teams performing company or property management accounting for the Region along with the Chief Accounting Officer and Chief Financial Officer.

  • Ensure the Region is compliant with business, broker licenses, and requirements in partnership with the Regional Operations leader.

  • Oversee and coordinate the collection and preparation of the annual merit increase and bonus information utilizing the Compensation Management tool.

  • In conjunction with the Corporate Accounting Team, prepare and review the monthly financials, Quarterly Forecast, payables, receivables, accruals, write-offs, and other financial activity.

  • Review and monitor Accounts Receivable, partnering with the Corporate Accounting Team, and work on collections with the property management and brokerage teams; includes establishing special billing formats with Clients, (e.g., Monthly Summarized Billings), as needed.

  • Utilize and interpret data and metrics where available, using internal resources, such as Transwestern's Curve Ledger system.

  • Collaboratively work to drive excellence and efficiencies with regional functional departments.

  • Assist with Workday, xRM, Curve Ledger reporting, and other functionalities, including report design, testing, and training as required.

  • Provide support and training to property managers, agents/brokers and administrative staff as needed, which may include interfacing with clients or client prospects.

  • Assist brokers and property managers with financial analysis and/or interpretation of accounting pronouncements and their potential impact on the deal structures, as requested.

  • Review all Brokerage and Property Management Contractor/Employee Agreements to ensure financial terms, such as fee sharing or override calculations, off the top/off the bottom cost sharing, and other provisions are being done in accordance with the contract.

  • Maintain all audit documentation for the Regions and support Corporate Accounting during audit process.

  • Review and approve all Brokerage transactions and Construction Fees.

  • Review Broker expense approvals/reimbursements.

  • Input and review Agent Pipeline information.

  • Review, approve, and manage Broker Listing information.

  • Review and approve all Management Assignment onboarding and billing information.

  • Review and approve all supplier invoices above company thresholds, including approvals for IT equipment purchases/leases and mange inventory in partnership with the IT support team.

  • Review and approve all expense reports and ensure policy compliance.

  • Review and approve all employee onboarding information.

  • Maintain and ensure occupancy cost are properly allocated with supplier contracts.

  • Create Ad hoc reporting and analysis of regional data as requested.

  • Maintain Regional Allocations of Regional Overhead teams.

  • Perform other duties as assigned.

POSITION REQUIREMENTS

  • A bachelor's degree in Finance or Accounting.

  • Hold in good standing a Certificate of Public Accounting (CPA) or be actively pursuing a CPA.

  • At least five years (and at least seven years if not a CPA) of recent fee-based property management accounting experience or corporate accounting / general ledger experience at a diversified real estate services company.

  • Advanced proficiency with Microsoft Suite or Microsoft Dynamics (Word, Excel, PowerPoint, Outlook, Power BI).

  • Workday experience a plus.

  • Ability to effectively articulate corporate philosophies and standards.

  • Experience in budgeting, forecasting, and analysis.

  • Requires expert level analytical and quantitative skills.

  • Ability to keep information strictly confidential.

  • Strong desire to succeed in an entrepreneurial environment.

  • Must be able to handle multiple projects, changing priorities and a demanding, time-sensitive workload.

  • Exceptional oral and written communication skills.

  • Must be able to supervise/oversee a staff of Team Members.

  • Must be able to work independently and with minimal supervision.

  • Strong customer service orientation.
